We all want return on investment, which is why staging a home prior to selling it is useful. Staging is important to people who want to sell their homes faster and for more money than properties left exactly as they are. Even the most beautifully decorated home benefits from staging, but why?

Staging works as it appeals to the maximum number of buyers, not just an individual family. Staging utilizes information from buyer trends, the local housing market, and visual merchandising as related to design, décor, and marketing. It is fast paced, highly organized, budget conscious, and brings together a network of resources. Do not feel shameful if you want to involve a professional to help you with this initial step of your move, feel wise. 

The time to consider staging is anytime between three years before listing your home, to after your house has been on the market awhile (but hasn’t sold). The sooner clients explore their options, the better the effect and the more flexible the timeline. 

Staging can overcome objections buyers may have to your home, add value to your home if recommendations are carried out, improve your marketing and MLS photos, and get people in to make a serious offer.

The process:

  1. Phone or email us and describe your situation. We will describe services that might suit your needs.  The most basic and important service is a consultation.
  2. A consultation appointment is made, and the stager tours the property with the client. Every room as well as the exterior yards/landscape is assessed, and recommendations are explained and recorded into a list for the client. The stager will price out options for service packages that may be desired: sorting/organizing, boxing/storing, rental items, furniture arrangement and art hanging, cleaning and open house/photography preparation and contractor management.
  3. The client and/or stager carry out the recommendations on the list. Communication is open between the stager and client, letting each know how things are going.
  4. Showcasing, or preparing the home for listing is carried out.
  5. Your home is now ready to be listed! If your home has already been listed, have your agent repost your new MLS photos and consider having an open house.
